Full Disclosure, where local maps are official The seller saved a few bucks...bought just our mandatory state-level disclosure report.
THE BUYER SUED -- sued the seller, the seller's agent and us! -- when the city denied his building permit. Turned out the parcel was not in a fault zone defined by the state, but it WAS on a fault officially mapped in the county's Seismic Safety Element. The buyer would have known this before the transaction had the seller bought The JCP Report, which discloses the LOCAL County and City hazards along with the state-mandated zones.
We, and the sellers prevailed, by the way...but we won't let it happen again. From now on, JCP won't sell you the cheaper report where local hazard zones are officially mapped in the Seismic Safety Element on file with the County or City. |
